The pipeline, on one page.
Every location, every stage, every period. Straight from the master system in Notion.
Stores by stage and period
Every deal, by stage.
The working pipeline as the real estate committee sees it. Left to right is the road to open: package, committee, lease, permits, construction, opening. Deferred deals sit in their own lane, still live.

The key.
One shared vocabulary for the whole system.
Status codes
The code is the shared word. Everyone from the committee to the vendor list uses the same fourteen. Deferred means the committee kicked the deal to the next meeting for better terms. It is a live deal, not a dead one.
Numbering
Location numbers are five digits: a two-digit state code (the national ANSI/FIPS standard) plus a three-digit store sequence. The number is assigned at signing and travels with the location forever. It is stored without the hyphen and shown with one.
Reading the matrix
Rows are stage groups; open one to see the individual status codes underneath. Columns are periods on a rolling 36-period window starting this month. A number in a cell is how many deals sit at that stage targeting that period. Already-open stores are not in the matrix, they are in the directory.
